Waterfront design–build for the Lake Norman shoreline — terraced walls, dockside living and drainage engineered for lots that slope to the water.
Cornelius is Lake Norman's front porch. From the gated fairways of The Peninsula to the established streets of Antiquity and the estates tucked along the coves near Robbins Park, this is a town defined by its relationship to the water — and building here means designing for that relationship.
Waterfront lots rarely sit flat. They fall toward the shoreline, which is both their beauty and their challenge: every terrace has to be carved from a slope, every path to the dock needs stone steps, and every inch of runoff has to be managed so it doesn't erode the bank or wash sediment into the lake. Southern Cut engineers for exactly this. We terrace the grade into usable outdoor rooms, build retaining walls on proper footings that hold on saturated shoreline soil, and orient every living space toward the view. One in-house team designs, engineers and builds it all — from first sketch to final stone, from the house down to the dock.

Cornelius runs from golf-community estates to quiet lakefront coves. Each asks something different of a landscape — and all of them ask us to respect the water.

Waterfront is unforgiving. A wall built wrong slumps, a slope left bare erodes, and poor drainage carries your yard into the lake. We engineer for the shoreline from the first line on the plan.
"Our Peninsula lot dropped hard to the water and the bank was washing out. Southern Cut terraced the whole slope with stone walls and steps to the dock — now it's the best outdoor space on the cove, and the erosion is gone."

Cornelius sits at the heart of the lake, and we build all along its shores and back into the city. Explore the other communities we serve.
All service areasYes. Cornelius waterfront is a distinct discipline. Lots in The Peninsula and along the shoreline slope steadily toward the water, so we engineer terraced retaining walls, stone steps and pathways down to the dock, and we manage every drop of runoff so it doesn't erode the bank or carry sediment into the lake. Dockside patios, fire features and lakeview terraces are among our most requested work here.
With engineered terracing. Rather than one tall wall, we typically step a lakefront slope into a series of usable terraces connected by natural-stone stairs — creating flat spaces for seating, planting and a path to the dock while stabilizing the grade. Every wall is built on proper footing with drainage behind it so it holds for decades on Lake Norman's saturated soils.
That's central to waterfront work. We grade to slow and redirect runoff, install French drains and dry creek beds that carry water safely, and use deep-rooted native planting and riprap where appropriate to hold the bank. Managing water responsibly protects both your property and the lake — and we build with Lake Norman's shoreline expectations in mind.
Always. On a Cornelius waterfront lot, the view is the whole point. We design terraces, outdoor kitchens, fire features and covered rooms positioned and elevated to frame the water — often stepping down toward the dock so the living space flows from house to shoreline as one continuous environment.
